Preparation – As the old adage says, there is no second chance to make a first impression.  I will work with you to de-clutter your home and stage it for the best impression possible.  Curb appeal and an immaculate house are the essential first steps.  I will bring in a home stager to guide and assist you in shifting from a decorated home to one that is staged to sell.  My goal is to make that first impression one that makes buyers want to see your home.

Marketing – Selling your home requires more than a sign in the lawn.  In today’s Internet world, your first showing is on-line.  High quality photos and a virtual tour are essential to putting your best face forward.   Maximum Internet exposure and high quality flyers will ensure your home’s exposure to as many buyers as possible.  I will use the maximum number of photos permitted on the MLS.   The listing will be syndicated to many other websites including those with the most traffic – Zillow.com, Trulia.com, and Realtor.com as well as Craigslist. Your home will be promoted through my e-mail marketing list of potential buyers and local real estate agents and will be marketed through popular social media sites like Facebook, LinkedIn, Twitter and YouTube.

Follow Up – One of the top complaints from Sellers is a Listing Agent who won’t respond to their calls.  I pride myself in being accessible and in touch with my clients every step of the way.  I will keep an eye on the competition and keep you apprised of new listings on the market as well as comparable home sales.  I will follow up after all showings to get feedback from the agent.
